Rental Rules
For harmonious living on our sim, we have a few rules that apply to our renters.
* No Copy Disclaimer – Las Vhatis and Vhatis Inc. are not responsible for the loss of no copy items due to item returns or SL issues. If you place any no copy items out you do so at your own risk.
Availability – Rentals are on a first come first serve basis. We will not hold or reserve rentals.
As Is – Rentals are as is. Houses will not be swapped or changed out or modified in any capacity. You are allowed to make your own interior modifications ie. extra walls or a prim floor overlay. Staff will not modify or tint any textures or building objects.
Payment – Rent should be paid timely. The rental system contains warning notifications to prevent late payment. There is no grace period on rentals. When your time hits 0, your items are returned and the rental is available for the next person who wants it. No exceptions.
Multiples/Alts – One rental per Player (not character.) While we love and welcome alts on the sim, to keep things fair we ask that each player is honest and only claims one space. Also you may not rent a second space just to add on the extra prims.
Prim Allotment – rentals come with the specified amount of prim and residents are to adhere to this without overages. We feel with mesh furniture and your creativity you can create a great space with which each area allows. We do not allow for the purchase of additional prim. Frequent warnings about overages can result in the loss of your rental unit without refund.
Outside Decor – If you have a yard, decor should not be taller than half height of house. It should be climate/theme appropriate and not make excessive noise or have emitters.
Media – If you have an item that contains media, such as a television, the media needs to be turned off when not in use. TVs or other media items that run when not in use will be deemed a sim nuisance and returned. (Keep this in mind if the item is no copy!)
Cars – Cars may be rezzed for a scene and promptly derezzed after it is complete. Cars will count toward your rental prim allowance so if you wish to leave one out and parked, make certain you are within your prim budget. You may not leave the car rezzed on the sim opposite of which you rent on. Cars left out that are not at your home and within budget will be returned by staff with no warning.
Privacy – Rentals are private spaces. We ask players to respect rentals and not enter other people’s rentals without invitation. If you develop a squatter or a troll please contact a Moderator or an Admin for removal. Also please respect other players rentals.
Break In’s / Forced Entry – Its all about consent. If the renter agrees to the interaction for a break in or forced entry Roleplay have fun. If they did not agree and it happens anyhow, consider it voided. For rules regarding police and criminal interactions please refer to that notecard. What is and is not allowed varies based on which sim you are on.
The Don’t List: These items are not allowed on the sim.
Animals that are part of a breedable system
Items that emit noise or emit particles
Items that are not in line with the theme or setting
Temp Rezzers
Anything else at the admin/owners discretion
